This consulting is for owners of high-end villas, chalets and private residences who rent their property as a full buyout to UHNW and VVIP clients.
The properties I work with typically have a weekly rental price between 40,000 EUR and 200,000 EUR.
My ideal clients are owners who care about long-term success, calm operations and high standards, not only good seasons. They want their property to run smoothly, with happy staff, returning guests and strong relationships with trusted agencies.
MY EXPERIENCE
I have more than 13 years of experience working in private service and luxury hospitality. I started in private yachting in the Mediterranean and later worked in , modern castle, summer villa, winter chalet, private residences and rental properties in Switzerland, Paris, Saint-Tropez and Greece. I have worked as a chief stewardess, butler, interior manager and property manager for royal families, celebrities and entrepreneurs. Common mistakes I see
The most common problems I see in UHNW properties are not about design or investment, but about missing fundamentals:
- Missing structure and operational systems. Without clear systems, everyone does everything, boundaries are unclear and responsibilities overlap. This creates confusion, stress and inefficiency.
- Lack of proper staff training. Service, housekeeping, laundry and the UHNW mindset must be trained in detail. With this level of clientele, nothing can be assumed. Every detail needs to be practiced and understood.
- No clear documentation. Missing SOPs, guest preference sheets, CRM systems, inventories, consumption lists, purchase orders and safety plans lead to daily chaos. Without documentation, there is just chaos and no clear structure.
- No clear marketing plan. Many properties rely on location alone. Without a clear story, agency strategy, targeted outreach and a strong word-of-mouth system, even great properties remain invisible to the right guests.
- No clear financial plan for the property and staff. Without a structured financial plan, money is lost where it does not need to be. Costs are not controlled, pricing is unclear and staff are not incentivised long-term. Properties that want stability must also plan financially for staff retention, so key people stay for years, not seasons.
What I do and how I work
At the core of my consulting, I do four things.
First, I build structure through proper documentation. This includes SOP manuals, inventories, staff manuals, safety plans, guest preference sheets, terms and conditions, consumption lists, accounting sheets and a simple CRM system. This phase creates the operational backbone of the property. The time needed is typically three to four weeks, with around one week on-site and the remaining work completed remotely.
Second, I train staff to operate at UHNW level. This covers UHNW mentality, understanding the seven main types of UHNW clients, and detailed training in service, housekeeping and laundry through real-life case scenarios. This training phase usually lasts four weeks and is essential for consistency and confidence.
Third, I build a clear financial plan. This includes full buyout pricing, extra services, food and beverage logic, consumption lists, ordering systems and staff financing. The goal is to avoid unnecessary losses while creating a model that works long-term. This phase usually takes one to two weeks.
Finally, I create a practical marketing plan. This focuses on developing the property story, defining the right agency list, preparing outreach templates, LinkedIn strategy, relevant events and suitable publications. This phase typically takes two weeks.
MY METHOD
My method is largely based on the yachting model, which is one of the highest-earning and highest-standard operating models in the luxury hospitality industry. Yachting requires extreme attention to detail, clear hierarchy, strong procedures and constant readiness, and these principles translate exceptionally well into UHNW properties.
I combine this with practical property management systems I have developed while working worldwide in villas, chalets and private residences. This creates a hybrid method that brings together the precision of yachting with the realities of land-based properties. This approach is unique to my work and has been refined over many years of hands-on experience.
I work both on-site and remotely. We begin with a detailed assessment, then build missing systems step by step. I work with a small number of properties so I can stay fully involved.
